2. How much does it cost to construct?

Construction costs can differ slightly depending on location, building type, and client needs. A good rule of thumb for preliminary estimation is one hundred dollars per square foot (100/SF) for residential projects under 4,000 square feet in size and (110/SF)  for most commercial buildings under 10,000 square feet in size; plus land purchase price. Keep in mind that additional costs may apply and actual final cost can only be determined after the full set of construction documents have been estimated.  A complete list of design costs may be viewed here.
